5 Thrifty Moves in a Buyer’s Market
The market is cooling off and there’s plenty to look at right now. Here’s where to look, what to ignore, what’s actually a good deal, and how to protect yourself from surprises.
In a supply-heavy market, there are “diamond in the rough” properties that other buyers overlook. There are also shiny chunks of coal that aren’t worth excavating. Choose wisely, and you can stay on budget and buy in with equity.
This year, I’ve been helping move-up families, and relocators find their needle in the haystack. Here are five thrifty moves that work especially well right now.
01. Get your mortgage pre-approval
Before we even step into a showing, the most thrifty move you can make is getting your financing figured out. Pre-approval is a good start. Full underwriting is even better.
Clear numbers tell you what you can afford, help you recognize a good deal, and prevent last-minute surprises. Once your budget is dialed in, everything works better. You will fall in love with houses you can actually afford, you’ll make stronger offers because you are comparing apples to apples within your price range, and you’ll work toward a clearer timeline with confidence knowing you’re buying in to a lifestyle you can afford.
02. Be aware of the unexpected costs
Texas real estate has a few quirks that can catch buyers off guard — especially if you’re relocating. Plan for upfront costs like:
• Earnest money (to show good faith) - usually about 1% of the purchase price up front. Like a downpayment on your downpayment.
• A home inspection (to understand condition) - usually $500-$1000 out of pocket depending on add on inspections like septic, sewer scope, well, etc.
• A lender’s appraisal once you’re under contract - usually $600-$800
Then there are closing costs — typically about 1.5%–3% of the purchase price — which can include loan fees, title work, pre-paid insurance, and prorated taxes.
It sounds like a lot but we will talk about each piece. Transparency around cost is one of the easiest ways to protect your budget and know what to negotiate for- more on this later.
03. Explore different neighborhoods
Another budget-friendly strategy: stay open to nearby pockets that offer similar lifestyle perks at a better price point.
Central Texas is full of “if you know, you know” neighborhoods:
• Spring Lake — mature trees and quiet streets
• Willow Creek — convenience and space to breathe
• Blanco Vista — cozy and community-driven
• Trace — often more square footage for the price
Wimberley, Kyle, and Martindale each have their own sweet spots depending on the pace of life you want. Sometimes the right home is just one street — or one ZIP code — over.
04. Ask for what you want (but stay flexible)
Buyers today have opportunities they didn’t a couple of years ago. Want closing costs covered? Repairs handled? A longer option period? A price reduction? It is all possible. We can ask.
There’s a lot on the table for buyers who have flexibility. Maybe the seller can’t budge on price, but they can handle necessary repairs. Maybe they’ll buy your rate down instead of dropping the price or pay off the PID rather than covering title costs. It is smart to get creative and find a win-win.
05. Consider the current market conditions — hyper-locally
Central Texas has more inventory and a more buyer leaning playing field than a couple of years ago. That can feel uncertain, and it can also create real opportunity: more homes to choose from, more negotiating room, and more space to make a thoughtful decision.
But each pocket behaves differently. San Marcos market is a little different from New Braunfels, and Wimberley doesn’t act like Kyle. You want to find a deal in your specific neighborhood and choose a home that fits both your budget and your long-term goals. I can help.
