Tenant Screening Criteria

Use the pre-screening form below to begin the application process for FREE. We will contact you to set up a showing.

If you love the place and you’re ready to make it official, you will pay an application fee and sign the lease through avail. All applicants 18 years and older must complete an application. Below is a list of policies, verifications, disqualifications, and expectations for tenants once approved.

  • Create an account at Avail and pay a nonrefundable $50 application fee for a "Full Check," which includes:

    • Credit report

    • Criminal and civil background checks

    • Employment verification

    • Two-year rental verification with minimal late payments, violations, and NSF payments

    • Maximum number and weight limits of pets to be negotiated, but one small pet is preferred

    • $500 pet deposit per pet

    • Certain dog breeds are not accepted

    • Pets must be spayed/neutered; no puppies (12 months or younger) without explicit approval

    • No ferrets, reptiles, or rodents; all birds must be confined in cages

    • Proof of renter's insurance within 5 days of acceptance

    • No smoking inside the property

    • Change the air filter every three months

    • Only persons listed on the lease may reside in the property

    • No businesses may be operated from the property

    • No subletting

    • Application fee of $50 per person 18 years and older through Avail

    • Security deposit equal to one month's rent due before move-in

    • Preferred Credit Score above 600. Risk mitigation fees vary based on credit score range

    • Pet screening is required for all applicants with pets

    • Minimum of 2 consecutive years of positive and verifiable rental history

    • Failure to provide a valid ID

    • Gross income less than three times the monthly rent (self-employed applicants must submit two years of tax returns)

    • Low credit score and/or negative credit history

    • Past eviction or breach of lease

    • Monies owed to a landlord

    • Insufficient funds check written in the past three years

    • Any criminal charges

    • Falsification of application information
